What a bungalow re-roof involves

The order is fixed for a reason: every step protects the one after it, and the roof is left weathertight at the end of every day.

1. Free assessment and written quote

Ladder and loft inspection, then an itemised written quote with photos. We'll say plainly if a repair would do instead.

2. Scaffold and strip

Scaffold to the eaves, old tiles and underlay stripped, and the timbers checked for rot or sag — bungalow rafters over wide spans often need attention.

3. Underlay, battens and ventilation

Breathable membrane, treated battens set to the tile gauge, and eaves-to-ridge ventilation sized for a bungalow's large loft.

4. Tiling, dry-fix and leadwork

Tiles chosen for your pitch, mechanically fixed perimeters, dry ridge and verge, and any chimney or abutment leadwork dressed by hand.

5. Building Control sign-off

We notify Building Control and meet the inspector. You get the completion certificate — your solicitor will ask for it when you sell.

6. Clearance and guarantee

All waste removed by a licensed carrier, scaffold down, and your 10-year written guarantee handed over on completion.

Aintree developed along the A59 and around the racecourse between the wars and again in the 1960s, and its bungalows cluster around Old Roan, Melling Road and Wango Lane and on the estates off Longmoor Lane. They are well inland, on the flat ground by the canal, and they tend to have larger lofts and heavier concrete tiles than the coastal bungalows we work on. On Aintree bungalows we see:

  • Condensation in the loft — a big, cold loft over every room, often with added insulation but no added ventilation.
  • Cracked concrete interlocking tiles — the 1960s and 70s tiles fitted across this estate are now past their rated life and crack along the interlock.
  • Cracked and hollow ridge mortar — it lasts longer here than on the coast, but on a 50-year-old roof it has usually gone hollow and lets water track under the ridge tiles.
  • Perished bitumen underlay — brittle and torn behind tiles that look fine from the road, so wind-driven rain reaches the loft.

How much does a bungalow roof replacement cost in Aintree?

Why do bungalow roofs need a different approach?

Bungalows usually have a lower pitch and a wider span than a two-storey house, with a large loft space directly above every room. That makes the choice of tile, underlay and ventilation more important — a tile rated for a steeper pitch will let wind-driven rain through, and a poorly ventilated bungalow loft condenses badly in winter.

Does the weather in Aintree affect the roof?

Inland roofs in Aintree are spared the worst of the salt wind, but they have their own pattern: condensation in large, poorly ventilated lofts, heavy moss on shaded slopes and nail fatigue on roofs that are past fifty years old.
