🏠 Specialist bungalow roofers
We understand bungalows better than anyone
Bungalows have their own roofing problems: lower pitches, wider spans, a large loft sitting directly over every room, and long ridge and verge lines that take the wind straight off the Ribble estuary with nothing to slow it down. Get the tile, the underlay or the ventilation wrong and the roof fails early — usually at the eaves and verges first.
As a local father-and-son team we take pride in high-quality work with honest advice and no pushy sales. If your bungalow roof can be repaired rather than replaced, we'll tell you.

Roofing solutions for bungalows
What a bungalow re-roof involves
The order is fixed for a reason: every step protects the one after it, and the roof is left weathertight at the end of every day.
Ladder and loft inspection, then an itemised written quote with photos. We'll say plainly if a repair would do instead.
Scaffold to the eaves, old tiles and underlay stripped, and the timbers checked for rot or sag — bungalow rafters over wide spans often need attention.
Breathable membrane, treated battens set to the tile gauge, and eaves-to-ridge ventilation sized for a bungalow's large loft.
Tiles chosen for your pitch, mechanically fixed perimeters, dry ridge and verge, and any chimney or abutment leadwork dressed by hand.
We notify Building Control and meet the inspector. You get the completion certificate — your solicitor will ask for it when you sell.
All waste removed by a licensed carrier, scaffold down, and your 10-year written guarantee handed over on completion.
A note on the estuary wind in Banks: the flat land along the Ribble gives the wind a clear run, and it is the uplift on the ridge and verges — not rain — that does the damage. Mechanical fixings at every perimeter and a dry ridge system are not an upgrade here, they're the minimum.
Bungalow roofs in Banks: exposed, agricultural and often overdue
Banks is the last village before the Ribble, and most of its housing is single-storey: 1960s and 1970s bungalows along Hoole Lane and New Lane, plus older farm bungalows out on the moss. The exposure is complete — flat fields on three sides and the estuary on the fourth — and because the village is a little further from the trades in Southport, roofs here tend to have been left longer. On Banks bungalows we regularly find:
- Washed-out verge and ridge mortar — the first thing the salt wind takes, and the usual source of slipped ridge tiles after a storm.
- Perished bitumen underlay — brittle and torn behind tiles that look fine from the road, so wind-driven rain reaches the loft.
- Loose hip tiles and hip irons — long hip runs on a low pitch depend entirely on the mortar bed and the iron at the bottom, and both are usually gone.
- Weathered chimney flaunching and flashings — the stack takes the most weather of anything on the roof and is often the only part that has never been touched.
- Overflowing gutters at the eaves — a bungalow's low eaves and long runs mean gutters are often undersized for the roof area feeding them.
None of these alone means you need a new roof. Two or three together, on a roof of that age, usually do — and we'll show you the evidence in photos before recommending anything.

Bungalow re-roofing questions
How much does a bungalow roof replacement cost in Banks?
It depends on the roof area, the tile you choose and what we find underneath. Bungalow roofs are often larger in plan than the house footprint suggests, so a bungalow can cost as much as a two-storey semi to re-roof. We give a free, itemised written quote after inspecting the roof — no estimates over the phone.
Why do bungalow roofs need a different approach?
Bungalows usually have a lower pitch and a wider span than a two-storey house, with a large loft space directly above every room. That makes the choice of tile, underlay and ventilation more important — a tile rated for a steeper pitch will let wind-driven rain through, and a poorly ventilated bungalow loft condenses badly in winter.
Does the weather in Banks affect the roof?
Yes. Banks sits on flat, open ground beside the Ribble estuary, and the wind arrives with nothing to slow it. Uplift on the ridge and verges is the main risk, so every bungalow we re-roof here gets mechanically fixed perimeter tiles, a dry ridge and verge system, and underlay rated for the wind zone.
Will I need Building Control sign-off?
Replacing more than 25% of a roof covering is notifiable work under the Building Regulations in England. We arrange the notification and the inspector visits as part of the job, and you receive the completion certificate for your records — it is something a buyer's solicitor will ask for.
How long does a bungalow re-roof take?
A typical Banks bungalow takes around a week including scaffold up and down, strip, new underlay and battens, tiling and clearance. We keep the roof weathertight overnight throughout.
Do you cover the farm bungalows out on the moss?
Yes. Some of the most exposed roofs we work on are the isolated bungalows on the lanes between Banks and Hesketh Bank. Access is usually easier than in town, and we plan the scaffold and delivery around the farm's working day.
Banks is in Lancashire, not Merseyside — is that a problem?
Not at all. Banks is in West Lancashire but it sits on the same coast as Southport, and it is a straightforward run up the coast road for us. Building Control for a Banks bungalow is handled through West Lancashire Borough Council, and we arrange that in the same way we do for Sefton.
Is the work guaranteed?
Every roof we replace comes with our 10-year written workmanship guarantee, issued on completion, on top of the manufacturer's guarantee on the tiles.
