🏠 Specialist bungalow roofers
We understand bungalows better than anyone
Bungalows have their own roofing problems: lower pitches, wider spans, a large loft sitting directly over every room, and long ridge and verge lines that have been sitting under the same mortar since the day they were built. Get the tile, the underlay or the ventilation wrong and the roof fails early — usually at the eaves and verges first.
As a local father-and-son team we take pride in high-quality work with honest advice and no pushy sales. If your bungalow roof can be repaired rather than replaced, we'll tell you.

Roofing solutions for bungalows
What a bungalow re-roof involves
The order is fixed for a reason: every step protects the one after it, and the roof is left weathertight at the end of every day.
Ladder and loft inspection, then an itemised written quote with photos. We'll say plainly if a repair would do instead.
Scaffold to the eaves, old tiles and underlay stripped, and the timbers checked for rot or sag — bungalow rafters over wide spans often need attention.
Breathable membrane, treated battens set to the tile gauge, and eaves-to-ridge ventilation sized for a bungalow's large loft.
Tiles chosen for your pitch, mechanically fixed perimeters, dry ridge and verge, and any chimney or abutment leadwork dressed by hand.
We notify Building Control and meet the inspector. You get the completion certificate — your solicitor will ask for it when you sell.
All waste removed by a licensed carrier, scaffold down, and your 10-year written guarantee handed over on completion.
A note on Bootle roofs: the coast is close enough for salt to reach the mortar, but the bigger issue we find is age. Most of the bungalows here have never been re-roofed, so we plan for perished underlay and tired timbers from the start rather than discovering them on day two.
Bungalow roofs in Bootle and Netherton: what we find
Bootle is a town of terraces, so its bungalows stand out: the 1960s and 70s council-built retirement bungalows in Orrell, Linacre and Netherton, the 1980s infill bungalows on the estates off Southport Road, and the occasional 1930s bungalow on the older roads towards Litherland. A great many are now privately owned, and because a bungalow among terraces tends to be quoted for as an afterthought, the roofs are often long overdue. On Bootle bungalows we find:
- Cracked concrete interlocking tiles — the 1960s and 70s tiles fitted across this estate are now past their rated life and crack along the interlock.
- Overflowing gutters at the eaves — a bungalow's low eaves and long runs mean gutters are often undersized for the roof area feeding them.
- Weathered chimney flaunching and flashings — the stack takes the most weather of anything on the roof and is often the only part that has never been touched.
- Condensation in the loft — a big, cold loft over every room, often with added insulation but no added ventilation.
- Failed felt on bungalow extensions — the flat-roofed kitchen or bedroom extension added in the 1970s or 80s is often in worse condition than the main roof.
None of these alone means you need a new roof. Two or three together, on a roof of that age, usually do — and we'll show you the evidence in photos before recommending anything.

Bungalow re-roofing questions
How much does a bungalow roof replacement cost in Bootle?
It depends on the roof area, the tile you choose and what we find underneath. Bungalow roofs are often larger in plan than the house footprint suggests, so a bungalow can cost as much as a two-storey semi to re-roof. We give a free, itemised written quote after inspecting the roof — no estimates over the phone.
Why do bungalow roofs need a different approach?
Bungalows usually have a lower pitch and a wider span than a two-storey house, with a large loft space directly above every room. That makes the choice of tile, underlay and ventilation more important — a tile rated for a steeper pitch will let wind-driven rain through, and a poorly ventilated bungalow loft condenses badly in winter.
Does the weather in Bootle affect the roof?
Less than on the open coast, but it still matters. Bootle is close enough to the sea for salt to reach mortar and steel fixings, and most of the bungalows here are on their original roof. We use dry-fix systems and stainless fixings as standard so the new roof doesn't repeat the old roof's problems.
Will I need Building Control sign-off?
Replacing more than 25% of a roof covering is notifiable work under the Building Regulations in England. We arrange the notification and the inspector visits as part of the job, and you receive the completion certificate for your records — it is something a buyer's solicitor will ask for.
How long does a bungalow re-roof take?
A typical Bootle bungalow takes around a week including scaffold up and down, strip, new underlay and battens, tiling and clearance. We keep the roof weathertight overnight throughout.
My Bootle bungalow is ex-council — is the roof any different?
The construction is usually simpler — a plain gable or hip in concrete interlocking tiles — but it was built to a tight budget with a thin underlay and the minimum of ventilation, and it is now fifty years old. We replace it with a properly ventilated roof on breathable underlay and stainless fixings, and the 10-year guarantee applies in full.
Do you cover Netherton and the L30 side?
Yes. Netherton and the estates around Bootle Golf Course have some of the largest groups of bungalows in the area, and we cover them under the same service and the same guarantee.
Is the work guaranteed?
Every roof we replace comes with our 10-year written workmanship guarantee, issued on completion, on top of the manufacturer's guarantee on the tiles.
