🏠 Specialist bungalow roofers

We understand bungalows better than anyone

Bungalows have their own roofing problems: lower pitches, wider spans, a large loft sitting directly over every room, and long ridge and verge lines that take the full force of the wind coming off the Irish Sea. Get the tile, the underlay or the ventilation wrong and the roof fails early — usually at the eaves and verges first.

As a local father-and-son team we take pride in high-quality work with honest advice and no pushy sales. If your bungalow roof can be repaired rather than replaced, we'll tell you.

What a bungalow re-roof involves

The order is fixed for a reason: every step protects the one after it, and the roof is left weathertight at the end of every day.

1. Free assessment and written quote

Ladder and loft inspection, then an itemised written quote with photos. We'll say plainly if a repair would do instead.

2. Scaffold and strip

Scaffold to the eaves, old tiles and underlay stripped, and the timbers checked for rot or sag — bungalow rafters over wide spans often need attention.

3. Underlay, battens and ventilation

Breathable membrane, treated battens set to the tile gauge, and eaves-to-ridge ventilation sized for a bungalow's large loft.

4. Tiling, dry-fix and leadwork

Tiles chosen for your pitch, mechanically fixed perimeters, dry ridge and verge, and any chimney or abutment leadwork dressed by hand.

5. Building Control sign-off

We notify Building Control and meet the inspector. You get the completion certificate — your solicitor will ask for it when you sell.

6. Clearance and guarantee

All waste removed by a licensed carrier, scaffold down, and your 10-year written guarantee handed over on completion.

Coastal note for Crosby: mortar bedding that lasts 25–30 years inland can start failing at 15–20 years this close to the sea. That's why we specify dry-fix ridge and verge systems on every bungalow we re-roof here — there's nothing to wash out.

Bungalow roofs in Crosby: what we find

Crosby is mostly semis and villas, but there are real pockets of bungalows: the streets between Moor Lane and the coastal park, the estates towards Little Crosby, and scattered 1930s and 1960s bungalows on the Liverpool Road side. They share the seafront's westerly exposure, and because they are outnumbered by two-storey houses, they are often overlooked by roofers who do not think about a low pitch differently. On Crosby bungalows we see:

  • Washed-out verge and ridge mortar — the first thing the salt wind takes, and the usual source of slipped ridge tiles after a storm.
  • Perished bitumen underlay — brittle and torn behind tiles that look fine from the road, so wind-driven rain reaches the loft.
  • Loose hip tiles and hip irons — long hip runs on a low pitch depend entirely on the mortar bed and the iron at the bottom, and both are usually gone.
  • Condensation in the loft — a big, cold loft over every room, often with added insulation but no added ventilation.
  • Weathered chimney flaunching and flashings — the stack takes the most weather of anything on the roof and is often the only part that has never been touched.

None of these alone means you need a new roof. Two or three together, on a roof of that age, usually do — and we'll show you the evidence in photos before recommending anything.

Bungalow re-roofing questions

How much does a bungalow roof replacement cost in Crosby?

It depends on the roof area, the tile you choose and what we find underneath. Bungalow roofs are often larger in plan than the house footprint suggests, so a bungalow can cost as much as a two-storey semi to re-roof. We give a free, itemised written quote after inspecting the roof — no estimates over the phone.

Why do bungalow roofs need a different approach?

Bungalows usually have a lower pitch and a wider span than a two-storey house, with a large loft space directly above every room. That makes the choice of tile, underlay and ventilation more important — a tile rated for a steeper pitch will let wind-driven rain through, and a poorly ventilated bungalow loft condenses badly in winter.

Does the weather in Crosby affect the roof?

Yes. Salt-laden wind off the Irish Sea accelerates wear on mortar bedding, verges and ridges compared with inland properties. On bungalows in Crosby we use dry-fix ridge and verge systems, mechanically fixed tiles at the perimeters, and a breathable underlay so there is no mortar to fail in the first place.

Will I need Building Control sign-off?

Replacing more than 25% of a roof covering is notifiable work under the Building Regulations in England. We arrange the notification and the inspector visits as part of the job, and you receive the completion certificate for your records — it is something a buyer's solicitor will ask for.

How long does a bungalow re-roof take?

A typical Crosby bungalow takes around a week including scaffold up and down, strip, new underlay and battens, tiling and clearance. We keep the roof weathertight overnight throughout.

I've had roofers quote as if it were a normal house — is a bungalow different?

Yes. A bungalow has a larger roof relative to its floor area, a lower pitch that limits which tiles can be used, and a big loft over every room that needs proper ventilation. Quoting it like a semi usually means the wrong tile for the pitch and not enough ventilation. We assess pitch, span and loft volume before we specify anything.

Do you cover Little Crosby?

Yes. The bungalows on the lanes towards Little Crosby are on more open ground than the village and we treat them as fully exposed coastal roofs — mechanical fixings at every perimeter and a dry ridge and verge system as standard.

Is the work guaranteed?

Every roof we replace comes with our 10-year written workmanship guarantee, issued on completion, on top of the manufacturer's guarantee on the tiles.
