🏠 Specialist bungalow roofers

We understand bungalows better than anyone

Bungalows have their own roofing problems: lower pitches, wider spans, a large loft sitting directly over every room, and long ridge and verge lines that have often gone fifty years without anyone looking at the ventilation. Get the tile, the underlay or the ventilation wrong and the roof fails early — usually at the eaves and verges first.

As a local father-and-son team we take pride in high-quality work with honest advice and no pushy sales. If your bungalow roof can be repaired rather than replaced, we'll tell you.

What a bungalow re-roof involves

The order is fixed for a reason: every step protects the one after it, and the roof is left weathertight at the end of every day.

1. Free assessment and written quote

Ladder and loft inspection, then an itemised written quote with photos. We'll say plainly if a repair would do instead.

2. Scaffold and strip

Scaffold to the eaves, old tiles and underlay stripped, and the timbers checked for rot or sag — bungalow rafters over wide spans often need attention.

3. Underlay, battens and ventilation

Breathable membrane, treated battens set to the tile gauge, and eaves-to-ridge ventilation sized for a bungalow's large loft.

4. Tiling, dry-fix and leadwork

Tiles chosen for your pitch, mechanically fixed perimeters, dry ridge and verge, and any chimney or abutment leadwork dressed by hand.

5. Building Control sign-off

We notify Building Control and meet the inspector. You get the completion certificate — your solicitor will ask for it when you sell.

6. Clearance and guarantee

All waste removed by a licensed carrier, scaffold down, and your 10-year written guarantee handed over on completion.

A note on inland roofs in Maghull: with the sea breeze softened by the time it reaches here, roofs age from the inside out — condensation, moss and nail fatigue rather than wind damage. Ventilation sized properly for a bungalow loft is the single biggest improvement we make.

Bungalow roofs in Maghull: the biggest bungalow town we cover

Maghull was built out fast in the 1960s and 70s, and a remarkable share of it is single-storey. The estates off Liverpool Road North, Moss Lane, Deyes Lane and Damfield Lane are street after street of bungalows and dormer bungalows, nearly all in concrete interlocking tiles on low pitches, and nearly all now past the fifty-year mark. Inland and flat, with the canal running through, Maghull roofs age from the inside out. On Maghull bungalows we find:

  • Cracked concrete interlocking tiles — the 1960s and 70s tiles fitted across this estate are now past their rated life and crack along the interlock.
  • Condensation in the loft — a big, cold loft over every room, often with added insulation but no added ventilation.
  • Leaking dormer cheeks and flat tops — dormer bungalows are common here, and the dormer is almost always the weak point — cold, badly flashed and poorly ventilated.
  • Cracked and hollow ridge mortar — it lasts longer here than on the coast, but on a 50-year-old roof it has usually gone hollow and lets water track under the ridge tiles.
  • Perished bitumen underlay — brittle and torn behind tiles that look fine from the road, so wind-driven rain reaches the loft.

None of these alone means you need a new roof. Two or three together, on a roof of that age, usually do — and we'll show you the evidence in photos before recommending anything.

Bungalow re-roofing questions

How much does a bungalow roof replacement cost in Maghull?

It depends on the roof area, the tile you choose and what we find underneath. Bungalow roofs are often larger in plan than the house footprint suggests, so a bungalow can cost as much as a two-storey semi to re-roof. We give a free, itemised written quote after inspecting the roof — no estimates over the phone.

Why do bungalow roofs need a different approach?

Bungalows usually have a lower pitch and a wider span than a two-storey house, with a large loft space directly above every room. That makes the choice of tile, underlay and ventilation more important — a tile rated for a steeper pitch will let wind-driven rain through, and a poorly ventilated bungalow loft condenses badly in winter.

Does the weather in Maghull affect the roof?

Inland roofs in Maghull are spared the worst of the salt wind, but they have their own pattern: condensation in large, poorly ventilated lofts, heavy moss on shaded slopes and nail fatigue on roofs that are past fifty years old. We size the ventilation for the loft volume and use stainless fixings throughout.

Will I need Building Control sign-off?

Replacing more than 25% of a roof covering is notifiable work under the Building Regulations in England. We arrange the notification and the inspector visits as part of the job, and you receive the completion certificate for your records — it is something a buyer's solicitor will ask for.

How long does a bungalow re-roof take?

A typical Maghull bungalow takes around a week including scaffold up and down, strip, new underlay and battens, tiling and clearance. We keep the roof weathertight overnight throughout.

Half of my street in Maghull is bungalows — do you do several at once?

Gladly. Where neighbours on a Maghull estate want their roofs done in the same period we can run the jobs back to back, share scaffold and skip costs, and keep the same team on the street. Ask at the free assessment and we will price it that way.

Are the concrete tiles on Maghull's 1960s bungalows still available?

The exact 1960s profiles are long discontinued, but modern equivalents from Marley and Redland match the look closely and are lighter, which matters on long bungalow rafters. We show you samples before you decide.

Is the work guaranteed?

Every roof we replace comes with our 10-year written workmanship guarantee, issued on completion, on top of the manufacturer's guarantee on the tiles.
