🏠 Specialist bungalow roofers

We understand bungalows better than anyone

Bungalows have their own roofing problems: lower pitches, wider spans, a large loft sitting directly over every room, and long ridge and verge lines that take the wind straight off the Ribble estuary with nothing to slow it down. Get the tile, the underlay or the ventilation wrong and the roof fails early — usually at the eaves and verges first.

As a local father-and-son team we take pride in high-quality work with honest advice and no pushy sales. If your bungalow roof can be repaired rather than replaced, we'll tell you.

What a bungalow re-roof involves

The order is fixed for a reason: every step protects the one after it, and the roof is left weathertight at the end of every day.

1. Free assessment and written quote

Ladder and loft inspection, then an itemised written quote with photos. We'll say plainly if a repair would do instead.

2. Scaffold and strip

Scaffold to the eaves, old tiles and underlay stripped, and the timbers checked for rot or sag — bungalow rafters over wide spans often need attention.

3. Underlay, battens and ventilation

Breathable membrane, treated battens set to the tile gauge, and eaves-to-ridge ventilation sized for a bungalow's large loft.

4. Tiling, dry-fix and leadwork

Tiles chosen for your pitch, mechanically fixed perimeters, dry ridge and verge, and any chimney or abutment leadwork dressed by hand.

5. Building Control sign-off

We notify Building Control and meet the inspector. You get the completion certificate — your solicitor will ask for it when you sell.

6. Clearance and guarantee

All waste removed by a licensed carrier, scaffold down, and your 10-year written guarantee handed over on completion.

A note on the estuary wind in Marshside: the flat land along the Ribble gives the wind a clear run, and it is the uplift on the ridge and verges — not rain — that does the damage. Mechanical fixings at every perimeter and a dry ridge system are not an upgrade here, they're the minimum.

Bungalow roofs in Marshside: built for the wind or not at all

Marshside is the most exposed residential area on the Southport coast. The bungalows along Marshside Road, Fleetwood Road and the streets behind Hesketh Golf Links look straight out over the RSPB marsh to the Ribble, and a north-westerly arrives at full strength. This is a place where a slipped ridge tile after a gale is routine rather than unusual. The faults we find here are almost all wind-related:

  • Washed-out verge and ridge mortar — the first thing the salt wind takes, and the usual source of slipped ridge tiles after a storm.
  • Loose hip tiles and hip irons — long hip runs on a low pitch depend entirely on the mortar bed and the iron at the bottom, and both are usually gone.
  • Perished bitumen underlay — brittle and torn behind tiles that look fine from the road, so wind-driven rain reaches the loft.
  • Overflowing gutters at the eaves — a bungalow's low eaves and long runs mean gutters are often undersized for the roof area feeding them.
  • Rusted tile nails and nail fatigue — tiles that slide under light hand pressure, common on roofs 50+ years old.

None of these alone means you need a new roof. Two or three together, on a roof of that age, usually do — and we'll show you the evidence in photos before recommending anything.

Bungalow re-roofing questions

How much does a bungalow roof replacement cost in Marshside?

It depends on the roof area, the tile you choose and what we find underneath. Bungalow roofs are often larger in plan than the house footprint suggests, so a bungalow can cost as much as a two-storey semi to re-roof. We give a free, itemised written quote after inspecting the roof — no estimates over the phone.

Why do bungalow roofs need a different approach?

Bungalows usually have a lower pitch and a wider span than a two-storey house, with a large loft space directly above every room. That makes the choice of tile, underlay and ventilation more important — a tile rated for a steeper pitch will let wind-driven rain through, and a poorly ventilated bungalow loft condenses badly in winter.

Does the weather in Marshside affect the roof?

Yes. Marshside sits on flat, open ground beside the Ribble estuary, and the wind arrives with nothing to slow it. Uplift on the ridge and verges is the main risk, so every bungalow we re-roof here gets mechanically fixed perimeter tiles, a dry ridge and verge system, and underlay rated for the wind zone.

Will I need Building Control sign-off?

Replacing more than 25% of a roof covering is notifiable work under the Building Regulations in England. We arrange the notification and the inspector visits as part of the job, and you receive the completion certificate for your records — it is something a buyer's solicitor will ask for.

How long does a bungalow re-roof take?

A typical Marshside bungalow takes around a week including scaffold up and down, strip, new underlay and battens, tiling and clearance. We keep the roof weathertight overnight throughout.

Why do ridge tiles keep coming off my Marshside bungalow?

Because mortar alone was never enough for this exposure. A low-pitched bungalow roof on the marsh edge sees more uplift on its ridge than a two-storey house a mile inland, and once the mortar bed cracks the tiles simply lift. We fit a dry ridge system — each ridge tile mechanically clamped to the roof — so the ridge is held by fixings, not mortar.

Is the salt air a problem for the new roof?

Only if the wrong fixings are used. All our nails, clips and hip irons are stainless or aluminium so they do not rust in salt air, and the tiles we specify are rated for the coastal wind zone. Properly fixed, a new roof here should outlast one inland.

Is the work guaranteed?

Every roof we replace comes with our 10-year written workmanship guarantee, issued on completion, on top of the manufacturer's guarantee on the tiles.
