Select Roofing Services is a family-run, father-and-son roofing company based at 19 Duke Street, Formby, with over 30 years' experience. We replace bungalow roofs across Waterloo, including tile roof replacement, flat roof upgrades, dry verge and ventilation systems and loft insulation upgrades, with a 10-year written workmanship guarantee and a free, no-obligation roof assessment. Waterloo is a Victorian town of terraces and crescents, so its bungalows are in pockets rather than estates: post-war infill behind Marine Crescent and the marina, small groups off St John's Road and Crosby Road, and the retirement bungalows built by the council and housing associations in the 1960s and 70s. Building Control is notified and signed off by us. Call 07596 884288.

🏠 Specialist bungalow roofers

We understand bungalows better than anyone

Bungalows have their own roofing problems: lower pitches, wider spans, a large loft sitting directly over every room, and long ridge and verge lines that have been sitting under the same mortar since the day they were built. Get the tile, the underlay or the ventilation wrong and the roof fails early — usually at the eaves and verges first.

As a local father-and-son team we take pride in high-quality work with honest advice and no pushy sales. If your bungalow roof can be repaired rather than replaced, we'll tell you.

What a bungalow re-roof involves

The order is fixed for a reason: every step protects the one after it, and the roof is left weathertight at the end of every day.

1. Free assessment and written quote

Ladder and loft inspection, then an itemised written quote with photos. We'll say plainly if a repair would do instead.

2. Scaffold and strip

Scaffold to the eaves, old tiles and underlay stripped, and the timbers checked for rot or sag — bungalow rafters over wide spans often need attention.

3. Underlay, battens and ventilation

Breathable membrane, treated battens set to the tile gauge, and eaves-to-ridge ventilation sized for a bungalow's large loft.

4. Tiling, dry-fix and leadwork

Tiles chosen for your pitch, mechanically fixed perimeters, dry ridge and verge, and any chimney or abutment leadwork dressed by hand.

5. Building Control sign-off

We notify Building Control and meet the inspector. You get the completion certificate — your solicitor will ask for it when you sell.

6. Clearance and guarantee

All waste removed by a licensed carrier, scaffold down, and your 10-year written guarantee handed over on completion.

A note on Waterloo roofs: the coast is close enough for salt to reach the mortar, but the bigger issue we find is age. Most of the bungalows here have never been re-roofed, so we plan for perished underlay and tired timbers from the start rather than discovering them on day two.

Bungalow roofs in Waterloo: the pockets we know

Waterloo is a Victorian town of terraces and crescents, so its bungalows are in pockets rather than estates: post-war infill behind Marine Crescent and the marina, small groups off St John's Road and Crosby Road, and the retirement bungalows built by the council and housing associations in the 1960s and 70s. They are sheltered a little by the surrounding houses, but the sea is still only a street or two away. On Waterloo bungalows we find:

  • Perished bitumen underlay — brittle and torn behind tiles that look fine from the road, so wind-driven rain reaches the loft.
  • Washed-out verge and ridge mortar — the first thing the salt wind takes, and the usual source of slipped ridge tiles after a storm.
  • Failed felt on bungalow extensions — the flat-roofed kitchen or bedroom extension added in the 1970s or 80s is often in worse condition than the main roof.
  • Failed lead or fibreglass valleys — the valley between a gable projection and the main roof is where most bungalow leaks start, especially where the original lead was too thin.
  • Rusted tile nails and nail fatigue — tiles that slide under light hand pressure, common on roofs 50+ years old.

None of these alone means you need a new roof. Two or three together, on a roof of that age, usually do — and we'll show you the evidence in photos before recommending anything.

Bungalow re-roofing questions

How much does a bungalow roof replacement cost in Waterloo?

It depends on the roof area, the tile you choose and what we find underneath. Bungalow roofs are often larger in plan than the house footprint suggests, so a bungalow can cost as much as a two-storey semi to re-roof. We give a free, itemised written quote after inspecting the roof — no estimates over the phone.

Why do bungalow roofs need a different approach?

Bungalows usually have a lower pitch and a wider span than a two-storey house, with a large loft space directly above every room. That makes the choice of tile, underlay and ventilation more important — a tile rated for a steeper pitch will let wind-driven rain through, and a poorly ventilated bungalow loft condenses badly in winter.

Does the weather in Waterloo affect the roof?

Less than on the open coast, but it still matters. Waterloo is close enough to the sea for salt to reach mortar and steel fixings, and most of the bungalows here are on their original roof. We use dry-fix systems and stainless fixings as standard so the new roof doesn't repeat the old roof's problems.

Will I need Building Control sign-off?

Replacing more than 25% of a roof covering is notifiable work under the Building Regulations in England. We arrange the notification and the inspector visits as part of the job, and you receive the completion certificate for your records — it is something a buyer's solicitor will ask for.

How long does a bungalow re-roof take?

A typical Waterloo bungalow takes around a week including scaffold up and down, strip, new underlay and battens, tiling and clearance. We keep the roof weathertight overnight throughout.

My Waterloo bungalow is housing-association built — can you still re-roof it?

If you own it, yes. Many of the 1960s and 70s bungalows around Waterloo and Seaforth were bought under right-to-buy and are now privately owned. They were built to a budget, and the roofs are usually on the original underlay with a thin felt on any flat section. We treat them exactly as we would any other bungalow and give the same guarantee.

Is the roof as exposed as on the seafront?

Less so — the terraces take the edge off the wind — but Waterloo is still coastal, and salt reaches the mortar and fixings all the same. The bigger issue is simply age. We plan for perished underlay and tired timbers from the start.

Is the work guaranteed?

Every roof we replace comes with our 10-year written workmanship guarantee, issued on completion, on top of the manufacturer's guarantee on the tiles.
