Pre-Purchase Roof Survey — £6,000 Off the Sale Price
A buyer asked us to survey a Victorian terrace before exchange. We found felt strips where bonding gutters should be at both party walls, an under-resined GRP bay roof that was leaking, failed mortar along the whole ridge, slipped tiles and a chimney needing repointing and new flaunching. Nine photographs, six recommendations, and the buyer negotiated £6,000 off the price.
Bungalow Roof Replacement
A full re-roof on a detached bungalow in Formby: old tiles and underlay stripped, timbers checked, new breathable underlay and treated battens, then re-covered in a grey concrete interlocking tile with dry-fix ridge and verge throughout. Old flat roof sections re-pitched and re-boarded, upgraded to a full warm roof specification — new 18mm ply deck, vapour control layer, 150mm PIR insulation, vapour dispersion layer and torch-on cap sheet, finished to the same spec throughout.
Cold Roof to Warm Roof Upgrade
A flat roof extension taken back to a new 18mm ply deck and rebuilt as a proper warm roof — vapour control layer, 150mm PIR insulation, vapour dispersion layer and a torch-on cap sheet above it, insulation sitting entirely above the structural deck.
