Pre-Purchase Roof Survey — £6,000 Off the Sale Price

Bootle · August 2026

Failed roofing felt at a party-wall junction found during a pre-purchase roof survey in Bootle

A buyer asked us to survey a Victorian terrace before exchange. We found felt strips where bonding gutters should be at both party walls, an under-resined GRP bay roof that was leaking, failed mortar along the whole ridge, slipped tiles and a chimney needing repointing and new flaunching. Nine photographs, six recommendations, and the buyer negotiated £6,000 off the price.
