Roof Surveys
How Much Does a Roof Survey Cost in Merseyside?
If you are buying or selling a home, or your mortgage lender has asked for one, the first question is usually the price. Here is a straight answer.
Our price
Our Professional Roof Survey Report is a fixed fee of £249 for standard residential roofs up to a typical semi-detached size. Larger or more complex roofs are quoted separately, and we confirm the price with you before anything is booked.

- A PDF report within three working days
How our £249 compares with published roof survey prices
Two UK pricing guides published in 2026 give the ranges below. They are national averages, not Merseyside quotes, so treat them as a guide to the market rather than a price list.
| Survey type | MyJobQuote (12 October 2026) | Checkatrade (September 2026) |
|---|---|---|
| Basic or visual inspection | £100–£200 | Not priced separately |
| Full roof survey | £250–£400 | £300–£500 (average £375) |
| Drone roof survey | £200–£350 | About £210 |
Homemove, a national survey provider with a Liverpool page, lists a roof survey from £250, a drone roof survey from £250, and an RICS Level 2 homebuyer survey from £350. That page is undated.
Our £249 fixed fee is a full written report on a standard residential roof. It is just below the lowest full-survey figure in both guides and in Homemove's listing. Neither guide prices an RICS building survey, which covers the whole property and is a different service.
Prices rise with access and the work needed to reach the roof. MyJobQuote lists scaffolding at £640 to £1,200, cherry-picker hire at £150 to £300 a day, and a same-day emergency callout at £200 to £350. Larger or complex roofs are quoted separately with us, as described above.

Choosing the right kind of survey
A roof survey can be a quick check or a full written report, and the right choice depends on why you need it. If you are buying, selling or dealing with a mortgage lender, a written report you can share is usually what is needed. If you simply want to know the condition of your roof before winter, a written report still gives you a clear list of what needs attention and when.
Our report focuses on the roof. It does not replace a full building survey from a RICS-qualified surveyor, which covers the whole property.
