Which is better, EPDM, GRP or felt?

EPDM and GRP both significantly outlast traditional felt and both cost more upfront. EPDM is more flexible and easier to repair without stripping the whole roof; GRP is more rigid, which suits roofs used as walkways. Felt still has a place on lower-budget or short-term projects, but we’ll tell you honestly when it isn’t the right long-term choice for your roof.

Does a flat roof replacement need to meet Building Regulations?

Yes, in most cases. A full replacement covering more than 50% of the roof is treated as a thermal element upgrade under Approved Document L, targeting a U-value of around 0.16–0.18 W/m²K. We build every full replacement to this standard, using warm roof construction, as a matter of course.

What’s the difference between a warm roof and a cold roof?

A warm roof has the insulation above the structural deck, keeping the deck itself warm and largely eliminating condensation risk. A cold roof has insulation between the joists and carries meaningfully higher condensation risk. Warm roof construction is now the standard, recommended approach for any new or fully replaced flat roof.

Can a flat roof be repaired instead of replaced?

Often, yes, particularly with EPDM — punctures, tears and failed edge seams are usually repairable without stripping the whole roof. Felt roofs nearing the end of their lifespan are more often better replaced than patched. We’ll give you an honest assessment of which applies to your roof.
