GRP fibreglass is laid as a seamless, jointless membrane with no seams or laps to fail. It’s resistant to foot traffic, UV degradation and thermal movement, and carries a manufacturer-backed lifespan of 25 years or more when correctly installed. EPDM rubber is a genuine alternative, supplied in large sheets with fewer joints than traditional felt and particular resilience to thermal movement, especially on larger areas. High-performance torch-on felt is one of our most common installations — a heat-bonded 3-layer system with a mineral cap sheet, a different product entirely to the short-life cold-pour felt of decades past, and typically our most cost-effective option.

Older flat roofs built with cold-deck construction — insulation between the joists rather than above the deck — are prone to the same interstitial condensation problems we see in cold-roof dormers. Where we find this during a survey, we specify a warm-deck build-up instead, with the same independent Building Control sign-off we use on every dormer warm roof upgrade.
