A well-specified Velux badly flashed will leak; a correctly flashed installation, using the manufacturer’s own kit for the roof covering, shouldn’t.

Can a Velux or roof window be fitted to any roof?
Most pitched roofs can take a roof window, but rafter spacing, roof pitch and the structure above and below the proposed opening all need checking first. We assess this at survey rather than assuming — on some roofs a smaller window or a different position works better than the one originally requested.
Do I need planning permission for a roof window?
Usually not. Roof windows fitted flush with the roof slope, projecting no more than 150mm, are normally permitted development on most houses. Listed buildings, conservation areas and flats have different rules, and we’ll flag this honestly at quoting stage if it applies to your property.
What’s the difference between a roof window and a dormer?
A roof window sits flush within the existing roof slope. A dormer projects outward from the roof to create additional headroom and floor space. Roof windows are simpler and cheaper to fit; dormers suit loft conversions needing standing room.
How long does roof window installation take?
A single standalone roof window typically takes a day, including correct flashing kit installation. Fitting several windows, or installing during a full re-roof, takes longer — we’ll give you a realistic timeframe at survey.
