Check a flat roof twice a year — clear debris, check drainage outlets, look for standing water after 48 hours, and inspect edges and upstands. This simple routine, done in spring and autumn, prevents the majority of expensive flat roof problems.
A flat roof that gets checked twice a year — spring and autumn is the easiest pattern to remember — will consistently outlast one that’s left alone until there’s a visible problem. None of this requires special skills or getting up on the roof yourself in most cases.
Twice a year: spring and autumn
Clear debris. Leaves, moss, and general debris trap moisture against the roof surface and block drainage outlets — the single most valuable five-minute job you can do.
Check drainage outlets and gutters. A blocked outlet is one of the fastest ways to create widespread ponding.
Look for standing water. After a dry spell, check whether water is still sitting on the roof more than 48 hours after rain.
Inspect edges and upstands from a safe vantage point. Where the flat roof meets a wall or edge trim is one of the most common places for early problems to develop. Binoculars from an upstairs window are often enough.
Check for visible cracking or blistering. Worth noting and photographing so you can track whether it’s getting worse over time.
After any significant storm
- Check for visible debris damage or dislodged flashing
- Look inside the property for any new ceiling staining
- After a genuinely severe storm, a proper inspection is worthwhile even if nothing looks obviously wrong
