Modern high-performance felt is a genuinely different product to the cold-pour felt of the 1970s and 80s. A correctly specified 3-layer torch-on system with a mineral cap sheet, built as a warm roof, is a durable, long-life option — not the short-life felt it's often confused with.
A properly installed high-performance torch-on felt system typically lasts 20 years or more, with some BBA-certified cap sheet systems carrying manufacturer guarantees to match. Lifespan depends heavily on installation quality and detailing at edges and upstands.
Old cold-pour felt was bonded with cold adhesive in overlapping layers prone to seam failure. Modern torch-on felt is heat-bonded in a 3-layer build — underlay, base layer and a mineral-surfaced cap sheet — giving significantly better seam integrity, UV resistance and overall lifespan.
Yes, this is one of our most common felt roof jobs. It typically involves stripping back to the deck, fitting a new deck if needed, a vapour control layer, PIR insulation, a vapour dispersion layer and then the torch-on felt system above it.
