Roof surveys in Knowsley Village

Knowsley Village is a village and civil parish on the north-east edge of Liverpool, in the Metropolitan Borough of Knowsley. It is in postcode district L34, with the post town Prescot.

Select Roofing Services, a family roofing business based in Formby, surveys roofs in Knowsley Village. The Professional Roof Survey Report is a £249 fixed fee for a standard residential roof: a hands-on inspection, then a written, photographic PDF report within three working days.

The village is a conservation area with an Article 4 Direction. Some roof work, including alterations to roofing materials, may need planning permission, so check with Knowsley Council before you start.

Many roof problems are first noticed when a ceiling stains. A survey finds them first, and tells you what to do about each one.

What you get

A report that explains the roof.

Written for you, not for a surveyor's file. We survey the pitched, flat, dormer and mixed roofs found across Knowsley Village, and every finding is photographed and prioritised, with indicative costings, so you can decide what matters.

Evidence

Photographs of the roof and of each defect found, so the findings can be checked against what is actually there.

Priority

Defects are ranked by urgency, from work that should happen soon to items worth watching over time.

Cost

Indicative costings for the repairs recommended, and an estimate of remaining roof life, subject to condition.

From a real survey

Small faults are where the cost starts.

A failed seal does not look dramatic from the pavement. The report shows it, explains it and prices the repair, so you decide what to do and when.

i.Photograph the finding and mark where it sits on the roof.
ii.Rank it by urgency, from act now to keep an eye on.
iii.Give an indicative cost for the repair recommended.

Planning in the village

Roof work in a conservation area.

Knowsley Village is a conservation area, and Knowsley Council has an Article 4 Direction in place for the village. An Article 4 Direction removes some permitted development rights, so some work, including alterations to roofing materials, may need planning permission.

Some buildings in the village are listed. Listed building consent may be needed for work to a listed building. Check your property's listing status before you start any roof work.

We do not give planning advice. Before you start roof work, check with Knowsley Council at planning@knowsley.gov.uk. Our survey shows the condition of your roof, so you have that information when you speak to them.

Questions

Before you book.

How much does the Professional Roof Survey Report cost?

£249, as a single flat fee covering any residential pitched or flat roof up to a typical semi-detached size. Unusually large or complex roofs (large detached properties, multiple roof levels) may be quoted separately — we'll always confirm before booking.

Is a roof survey the same as a roof inspection?

Providers use these terms differently. Compare the agreed inspection scope, access, qualifications and written deliverables rather than relying on the service name. Our Professional Roof Survey Report is a written, photographic report based on an external inspection and an accessible loft inspection, subject to access and inspection limitations. If you are not sure which you need, call us and we will talk it through.

Do you use a drone for the survey?

No, we don't currently offer drone inspection. The survey is carried out hands-on by ladder and, where safe and practical, direct roof access, combined with an internal loft inspection where accessible.

How does this compare with a RICS Home Survey?

RICS Home Surveys come in levels. A Level 2 or Level 3 survey covers the whole property and can include an accessible roof-space inspection. A specialist roof report complements, rather than replaces, an appropriate whole-property survey. Our report covers the roof only and records visible findings with photographs, subject to access and inspection limitations. Ask your surveyor or lender which level of survey they recommend.

Will my mortgage lender accept this report?

Acceptance is subject to the lender's or valuer's requirements. Check with your broker or lender what format and scope they need before you book.

How long does it take to get the report?

We aim to deliver the written PDF report within 3 working days of the survey taking place, sooner where possible. If you're working to a tight completion date, tell us when you book and we'll do what we can.

Can a roof report help with a mortgage retention?

A report can be provided to your lender or valuer for them to consider. Requirements, timescales and release conditions vary. Check your mortgage offer and obtain confirmation from your lender or broker.

What if the survey finds serious problems?

Visible findings are set out clearly in the report, prioritised, with indicative repair costings, subject to access and inspection limitations. The £249 fee covers the survey and report only. Select Roofing Services also undertakes roofing repairs. The survey fee covers the inspection and report; you are under no obligation to appoint us for remedial work.
