Two things about bungalows pull the price in opposite directions, and most cost guides mention only one. Access is easy, so repairs are cheaper than on a house. Area is large, so a re-roof is dearer than the floor plan suggests. Here is how that plays out on real Merseyside roofs.

Bungalow roof repair costs

These are the ranges we work in, in 2026, for typical single-storey bungalows in Sefton, West Lancashire and north Liverpool. Every job is priced after inspection; these tell you what to expect, not what you will pay.

The reason these are lower than you will see quoted for a semi is scaffold. A fixed scaffold on a two-storey house in Merseyside typically adds £600 to £1,200 to a repair before any roofing is done. On a bungalow most of the above is done from ladders or a small tower. That is your bungalow’s cost advantage, and it is real.

Bungalow re-roof costs

A full strip and re-cover — new breathable underlay, treated battens, tiles, dry ridge and verge, ventilation and Building Control sign-off. Here the bungalow is at a disadvantage: its roof is often larger in plan than a two-storey house with the same rooms, and a hip roof needs more cutting, more ridge and more hip than a gable.

Scaffold, skips and the Building Control fee are usually quoted separately and payable direct; expect them to add around £1,200 to £2,000 on a typical bungalow. Clay tiles or natural slate move the material cost up materially; a below-pitch roof that needs a low-pitch tile system sits at the upper end of its bracket. Repair or re-roof: the money question

If a roof needs a ridge re-bed, a verge, a dormer top and a chimney in the same year, you are into £3,000 to £4,000 of repairs on a covering that is still fifty years old. That is the point where we tell customers to put the money towards a re-roof instead. If it needs one of those things and the underlay is sound, repair it and keep the roof going. Questions we get asked

Why is a bungalow re-roof as dear as a house re-roof when the house is bigger?

Because roof area, not floor area, sets the price, and a bungalow spreads the same rooms over one floor under one large roof. A three-bed bungalow often has more roof than a three-bed semi. Hip roofs add more again in cutting, ridge and hip work.

Do you charge for scaffold on bungalow repairs?

Only when it is needed. Most bungalow repairs are done from ladders or a mobile tower. A full re-roof, a chimney rebuild or a dormer rebuild needs scaffold, which we quote separately at cost.

Is a pensioner discount available on bungalow work?
