Bungalow Roof Repairs Across Merseyside
Merseyside has more bungalows than almost any comparable area in England. Maghull, Lydiate, Formby, Ainsdale, Southport and Aughton were built up between the 1930s and the 1970s with street after street of single-storey homes, and most of those roofs are now past fifty years old. That makes bungalow roof repair one of the most common jobs we do — and one that most roofers quote as if it were a two-storey house.
It isn’t. A bungalow roof is lower, larger, flatter and more exposed than the roof on a house of the same floor area, and it fails in its own particular ways. Repairing it properly means understanding those differences.
Why bungalow repairs usually cost less — and sometimes more
The single biggest factor in the cost of any roof repair is access. On a two-storey house, almost anything beyond a slipped tile needs scaffold, and a scaffold on a semi in Merseyside runs to several hundred pounds before a tile is touched. On a bungalow the eaves are three metres off the ground. Most ridge, verge, tile and gutter repairs can be done safely from ladders or a small tower. That saving goes straight into the quote.
The flip side is area. A bungalow’s roof is often larger in plan than a two-storey house with the same rooms, so anything that affects the whole roof — heavy moss, general tile deterioration, a full ridge re-bed on a long hip roof — covers more ground. We are straight about that at the inspection rather than surprising you on day two.

Concrete interlocking tiles crack along the interlock after fifty years and nail fatigue lets whole tiles slide. We refix with clips and stainless nails and replace with matching tiles. On a bungalow this is usually a half-day ladder job.
Mortar verges on gable bungalows are the first thing the coastal wind takes. We repoint, or fit a dry verge system that needs no mortar at all.

Repair or replace? How we decide on a bungalow
We will always repair if repair is honest. The test is the underlay. If the felt behind the tiles is still sound, a bungalow roof can be kept going almost indefinitely with ridge, verge and tile work. If the underlay has perished — brittle, torn, sagging between rafters — every repair just moves the leak to the next weak point, and a re-roof is the better use of your money. Bungalow owners: a word about who you let on the roof
Bungalows are disproportionately owned by older people, and older people are disproportionately targeted by doorstep roofers. “We were passing and noticed a tile.” If someone knocks, don’t let them up. Get a photo-evidenced inspection from a firm with a fixed address, a written quote and a guarantee you can read. Questions we get asked
Do you need scaffolding to repair a bungalow roof?
Usually not. Ridge, verge, tile, gutter and most flashing repairs on a bungalow are done from ladders or a small mobile tower, which is safe at single-storey height and much cheaper than a fixed scaffold. A full re-roof, a chimney rebuild or a dormer rebuild will still need scaffold.
My bungalow roof is leaking but the tiles look fine. What is it?
On a bungalow, nine times out of ten it is the ridge or hip mortar, a verge, a dormer junction, or condensation in the loft rather than a broken tile. We inspect the whole roof and the loft before we quote, because the wet patch on the ceiling is rarely under the fault.
How long does a bungalow roof repair take?
Most tile, verge and gutter repairs are done in half a day. A full ridge re-bed on a large hip roof is one to two days. Dormer rebuilds and flat-roof re-covers are typically two to three days.
