Chimney Repointing and Rebuilding: When It’s Needed
Repointing (replacing failed mortar) suits chimneys where the brickwork itself is still sound; a full rebuild is needed when there's visible leaning, cracked or spalling bricks, or repeated repointing hasn't resolved ongoing water ingress. Typical costs range from £500–£1,500 for repointing to £2,500–£6,000+ for a full rebuild.
Chimneys take more structural punishment than almost any other part of a roof — full weather exposure on all sides, temperature cycling from use, and decades of standing well above the rest of the roofline catching the worst of the wind. Knowing whether a chimney needs a straightforward repoint or a full rebuild makes a real difference to both cost and urgency.
Repointing vs rebuilding
Repointing means raking out old, deteriorated mortar from between the bricks and replacing it with fresh mortar — addressing surface-level mortar failure without touching the brickwork itself.
Rebuilding means partially or fully dismantling the chimney stack and reconstructing it, brick by brick, typically because the brickwork itself has failed, or the stack has developed a genuine lean.
Signs you need repointing
- Mortar joints visibly crumbling, cracked, or missing in places
- Small amounts of mortar debris found in the gutter or on the ground
- Slight discolouration or dampness on the chimney breast inside, without more serious symptoms
- The brickwork itself still looks structurally sound
Signs you need a full rebuild
- Visible leaning or movement of the stack — a safety concern that shouldn’t be left
- Cracked or spalling bricks across a significant portion of the stack
- Repeated repointing that hasn’t resolved ongoing water ingress
- Significant age combined with heavy weathering
What about the flaunching?
Flaunching — the mortar bedding at the top of the chimney stack that seals around the base of the pots — often needs attention around the same time as the surrounding brickwork. Cracked flaunching allows water directly into the top of the stack, a common contributor to internal damp staining.
