Professional Roof Survey Report — Crosby
Crosby's coastal position means roofs here take more punishment from the prevailing westerly wind than properties a few miles inland.
Our free roof survey is a genuinely useful condition check for homeowners — but it's informal by design, and it isn't built to be relied on by a solicitor, a mortgage lender, or a buyer on the other side of a negotiation.
The Professional Roof Survey Report is a different product entirely: a formal, written document, backed by our professional indemnity insurance, covering every layer of the roof's construction — not just what's visible from the tiles — with photographic evidence, defect severity classification, a remaining-lifespan estimate and indicative repair costs.
It's built for the moments where a roof's condition has real financial consequences: buying a house, selling one, or satisfying a mortgage lender's condition before funds are released.
📞 Book your survey reportA formal document backed by professional indemnity insurance, not a verbal summary.
Structural timber, membrane, battens, flashings, ridges and valleys — not just a glance at the covering.
Every finding photographed and rated urgent, routine, or cosmetic — so you can prioritise with confidence.
An honest estimate of years left in the roof, and indicative costs for anything that needs doing.
Who this is for
This isn't a general-purpose product — it's designed around the three situations where a roof's condition has real money attached to it.
An independent, roof-specialist view before you exchange — something a general homebuyer's survey often can't give you in the same depth. Use it to negotiate on price, budget accurately for repairs, or simply walk away with confidence rather than a guess.
Get ahead of a buyer's survey or a lender retention by knowing — and being able to evidence — your roof's genuine condition before it goes on the market. Fix what's worth fixing, or price with the issue already accounted for.
When a lender's valuer flags the roof and holds back part of your mortgage until it's assessed, our report — often alongside a firm repair quote — gives you the documentation most lenders need to review or release that retention. See our full mortgage retention guide for how the process works.
Know which one you need

What's included
By ladder and, where safe and practical, direct roof access, plus an internal loft inspection where accessible — covering the whole construction, not just the covering. See our guide to how a roof is built for what that actually means.
Every defect and area of concern photographed and included in the report, not just described.
Findings rated urgent, routine, or cosmetic, so you know what genuinely needs attention and what can wait.
An honest, experience-based estimate of years of useful life left in the roof covering and structure.
Budget figures for anything flagged, so you can negotiate, plan, or satisfy a lender with real numbers.
A formal document, backed by our professional indemnity insurance, delivered within 3 working days.
Honest limits
We don't currently offer this. The survey is carried out hands-on, which for the vast majority of Merseyside roofs is more thorough, not less.
This report covers the roof only. It doesn't replace a RICS HomeBuyer or Building Survey covering walls, damp, electrics and services — the two are often used together.
We report on condition, not market value. For a formal valuation, you'll need a RICS valuer.
The report is technical evidence for your own decision-making, or to give to your solicitor or lender — it isn't a substitute for their advice.
How it works
Call, WhatsApp or use the form. We confirm the property type and what the report is for, so it's built for the right purpose from the start.
A full, hands-on inspection of the roof's construction, inside and out where access allows, with photographs taken throughout.
A formal PDF report delivered within 3 working days, covering condition, photos, defect classification, lifespan and indicative costs.
Use it to negotiate, budget, evidence a sale, or take to your lender or solicitor. No obligation to instruct us for any repair work found.
Pricing
A single flat fee for any typical residential pitched or flat roof survey and written report. No hidden extras, no upsell tiers.
Unusually large or complex roofs (large detached properties, multiple roof levels) may be quoted separately — we'll always confirm before booking.
